how can we get money or report our bad tenant’s credit score?
Our tenants moved out without paying 3months rent. We kept their security deposit but had to fix the place to re-rent so the total expenses/could have collected would be more than $5K. We know their cell#, their SSN, where the husband works. What can we do to the bad tenants? Other similar questions were answered that small claim court would not help much. Even if u win, you would not see the whole money they owe. At least how can we report this to the credit bureaus to show on their credit reports?
You are not a member of any of the credit bureaus and therefore have no way to report. Go to court, get a judgment and collect as much as you can of what is due you. Court-ordered judgments become public records and are therefore reported for 10 years from date of satisfaction and discharge of the judgment by the court. That will get them good, better than anything else you can do besides blacklisting if you belong to a local landlord’s association.
