Typically, you would ask the potential leaser to sign a letter of permission allowing you to perform a credit check through a certified scoring company. You can find these through a simple search for tenant screening on Yahoo. Then, you’d ask for an “application fee”. This will be enough to cover your time to have them complete the application and the fee(s) associated with credit/background checks. Make sure they sign and that they understand this fee is non-refundable.
